Maximum Management has been in the property management business for over 20 years managing condominium and homeowner associations mainly in Broward County.  We strive to provide our Associations the utmost in property management and tailor each contract to fit the needs of the Association from administrative to financial services such as:


FINANCIAL SERVICES:

Maintain the billing and collection system for the maintenance assessments of the Association.
Maintain the bank accounts of the Association. 
Maintain a complete set of accounting records.
Pay all bills and other obligations of the Association.
Prepare a monthly financial report.
Establish and enforce the policy for collecting delinquent accounts with the Board's approval.
Prepare a proposed annual budget each year for the approval of the Board of Directors.
 

ADMINISTRATION:

Receive notice of maintenance problems, requests, and complaints.  Address them as they arise and recommend solutions.
At least once a week, and as otherwise required, walk the property and make recommendations for repair and improvement.
Enforce deed restrictions and rules and regulations as directed by the Board, and issue letters of noncompliance.
Prepare specifications and obtain bids and proposals for contract work to be performed.
Assure that contracts and agreements between the Association and its contractors are performed and executed in accordance with the terms of the contract.
Attend Board meetings.
Recommend a program of preventive maintenance and general upkeep.
Maintain up-to-date lists of owners and renters.
Provide emergency response service 24 hours/day, 7 days/week.
Prepare and send all required notices, proxies, etc., for all required Homeowner meetings.
